Most stick-built houses that get torn down in this region are under fifty years old. That is worth sitting with.
Drive around Cheshire County and you can see the two building traditions side by side. There are timber-framed houses from the 1780s still standing square, and there are ranches from 1968 being taken down because the sills are gone and it is cheaper to start again. The difference is not craftsmanship alone. It is what the structure is made of and what can eat it.
What kills a wall
Three things, mostly: water, insects and fire. Wood-framed assemblies are vulnerable to all three. Moisture gets into a cavity, the framing feeds mold and rot, and the failure happens inside the wall where nobody sees it until the damage is structural. Termites and carpenter ants find the same material attractive for the same reason.
What a steel and EPS panel offers instead
Galvanised steel and expanded polystyrene are not food. Termites, carpenter ants, bees and rodents get nothing from the assembly, which is why building with panels removes the need for termite-killing chemistry around the living space. Neither material rots, and neither delaminates when it gets wet — a real distinction from OSB-faced SIPs, where a wet skin is a structural problem. The assembly is treated for smoke and flame retardancy and tests as a non-combustible assembly.
The manufacturer’s life expectancy figure for the material is 425 years. Treat that as what it is — a materials-science estimate, not a warranty — but the direction is the point. The warranty on the panel material is ten years, and manufacturing records are held for twenty-five, so a panel can be matched and replaced decades later from the file.
Why this matters more here than elsewhere
Freeze-thaw cycling, deep snow, ice damming and a humid summer make southwestern New Hampshire hard on buildings. An assembly with no organic content and no cavity to trap moisture takes that climate very differently from one held together by lumber and glue.
The generational argument
If the house is a five-year hold, none of this is decisive. If it is the house your children inherit, the calculation changes: you are buying a shell that will not need a structural intervention in your lifetime or theirs, with running costs a quarter of what the neighbours pay. That is a different kind of asset from a building that owes its survival to a maintenance schedule nobody has promised to keep.
